Mount Pleasant estate to have 6,000 HDB flats, up from 5,000 previously announced
Presented by the new Mount Pleasant MRT Station on the Thomson-East Coast Line, Mount Pleasant will be a car-lite estate and include Transit Priority Corridors with dedicated bus lanes, bigger foot ways and cycling pathways. New roadways, consisting of a major highway called “Old Police Academy Road”, will also be built to boost ease of access. There will also be a protected pedestrian road that connects the various precincts in Mount Pleasant, HDB states.
Six structures, which HDB says were “identified as one of the most significant depictions of authorities heritage”, have been saved and will be integrated right into the new estate. Four blocks will be repurposed for different purposes such as an area cops post and SPF Heritage Gallery. One block is going to remain to function as the Senior Policeman’ Mess, while another will be integrated right into future projects. Additionally, the former OPA parade square will be preserved as public space for community use.
The Mount Pleasant estate remains on the location of the Old Police Academy (OPA), near to the Thomson Flyover off the Pan Island Expressway. The OPA was run as the training institute for the Singapore Police Force (SPF) until 2005.
Lee Sze Teck, senior supervisor of data analytics at Hiuttons Asia, thinks the Mount Pleasant Crest project that will be launched for sale in October will attract strong attention, as a result of its place near Mount Pleasant MRT Station and schools like CHIJ Primary Toa Payoh and Singapore Chinese Girls’ School.
Mount Pleasant’s proximity to Toa Payoh will also factor into demand and prices. “The project may be a Prime BTO as resale flat rates in Toa Payoh are quite high and the mature estate has among the greatest numbers of million-dollar resale flats,” Lee adds. Prime lodgings are subject to tighter guidelines, such as a 10-year minimum occupation period and a subsidy clawback.
The very first BTO project in the Mount Pleasant estate will be opened as section of the October 2025 BTO exercise. Named Mount Pleasant Crest, it is going to offer about 1,350 units of two-room flexi to four-room flats. There are going to even be 270 units of public rental flats.
HDB states the “white flat” layout will be given at Mount Pleasant Crest. Flat investors can choose the open-concept layout, that provides a contiguous living and bedroom room without dividers wall structures, when they are welcomed to reserve a flat.
This will be the second BTO project to present the white flat layout, after the Crawford Heights BTO project, that launched last October. According to HDB, about four in 10 flat purchasers chose the layout at that project.
Eugene Lim, key director at ERA Singapore, notes that the white flat theme at Mount Pleasant Crest may attract younger Singaporeans and property owners intending to do extensive renovations. “A white level typology will certainly provide the option to personalize their design to deal with their housing needs, enabling adaptability over the much longer term,” he states.
According to HDB, the raised supply adheres to “additional detailed planning investigations” and are going to help to meet good property demand.
Four Build-to-Order (BTO) projects are prepared for the upcoming Mount Pleasant estate, that are going to generate approximately 6,000 new apartments upon finish. This is 1,000 greater than the 5,000 units previously announced for the 33ha site, HDB claims in a Sept 2 announcement.
