Sunway Property launches Sunway Majestic with 70% of buyers from Malaysia, 30% from Singapore

Sunway Majestic is also section of Sunway Property’s The BIG Deal campaign, including 16 Signature Projects and New Launches across Klang Valley, Johor, Ipoh, and Penang. Running from now until Nov, the project offers RM10 million in cash incentives, alongside special plans and buyer rewards.

Investors to day show Johor Bahru’s cross-border account, with 30% Singaporeans and 70% Malaysians (of which 60% work in Singapore). Purchases are primarily for own personal stay (70%), with 30% for investment.

The property development features multi-tiered security systems. Connectivity is strengthened with a dedicated transportation services to the RTS, a pathway link to Hutan Bandar, and access to neighboring shopping malls, schools, and medical care facilities. It is adjacent to Sunway Commercial Square, a retail center for shopping and dining to be handled by Sunway Malls.

Sunway Majestic marks Sunway Property’s first development in JBCC and the city hub’s first SOHO residences. Sunway Majestic has 1- to 3-bedroom SOHO units commencing at RM400,000, with the option to customise under Sunway Property’s distinct Design to Own idea. This price point sits well within the selection looked for by 72% of reviewed buyers (RM1 million and below), the Sunway press release states.

Johor is benefitting from significant plan and framework catalysts. The Johor– Singapore Special Economic Zone (JS-SEZ), formalised earlier this year, is assumed to attract considerable financial investment and trade circulations. On the other hand, the RTS Link, linking Bukit Chagar (JB) to Woodlands (Singapore) by late 2026, will cut cross-border travel to just six minutes.

According to a private study by Milieu, commissioned by Master Community Developer Sunway Property (June 2025) to evaluate Singaporeans’ interest rate in Johor real estates, nearly half (48%) of evaluated real estate hunters are taking into consideration Johor Bahru for their next acquisition– 83% of whom already own property in Singapore.

Sunway Property has already introduced Sunway Majestic, its very first project in Johor Bahru City Centre (JBCC) and the city center’s first SOHO flats. With property tenure, a site simply 3 km from the upcoming Johor Bahru– Singapore Rapid Transit System (RTS) Link, and alongside Sunway Commercial Square, the project is purposefully placed for both own-stay buyers seeking city-centre advantage and investors looking to catch cross-border leasing requirement.

” Property buyers here are critical and assume long term,” said Gerard Soosay, Sunway Property Ceo (Southern Area). “Johor Bahru’s appeal is actual, but expectations are greater: communities have to be secure, connected, and versatile to cross-border lifestyles. That is the standard we are developing towards. Our function as Malaysia’s Master Community Developer is to meet this developing landscape with a long-lasting sight, co-investing in the places we build and remaining real to our assurance of being With You For Generations.”
